Owner FAQ's

  • When & how do I get paid as a rental owner?

    We send our distributions through on the 15th of each month, or the first business day after the 15th. All owner distributions are done via ACH transfer directly to your bank account, with an owner statement being emailed & uploaded to your owner portal on the same day.

  • What software platform do you use?

    We use Appfolio as our manager, owner, and tenant portal. All activities are done through this platform including: collecting rent, signing leases, opening and completing maintenance orders, and more. This all-inclusive tool makes the relationship between owner, manager, and tenant clean and transparent.

  • Do we use your lease, or mine?

    We use our lease for all of our tenants that sign to rent one of our managed properties. With that said, if you’d like changes made to your lease that differ from ours, we can certainly incorporate your preferences!

  • Do I get to approve maintenance, remodels, and repairs?

    Yes, above a certain limit. Our standard limit is $750.00 per repair. Anything lower than that, we get things handled for you automatically. If the repairs goes above that amount, we reach out to you for your approval! If you’d like this limit lowered to meet your comfort level, we are happy to accommodate that request.

  • Do you help me set the rent levels of my properties?

    Absolutely! You are paying us to be the expert, so our job is to help you in determining a fair rent amount for your property based on condition, location, amenities, and more. 

  • Do you offer remodeling and turnover services?

    Yes! With our incredible on-staff crew, and extensive contractor connections, we can handle any job ranging from basic turnover, to full-scale remodel.
